Modular houses

Modular houses

Different types and architectural modular buildings

  • We produce modular buildings according to standard and individual projects;
  • We develop individual solutions according to the customer’s wishes and needs;
  • It is possible to order the construction of a modular building with full or partial finishing;
  • Send your construction project or project sketches to e-mail and we will provide the best solution for the construction of your home;
  • Various architectural, interior and exterior finishing solutions are possible;

Modular buildings have a wide range of applications:

  • All-season energy efficient residential houses;
  • Cottage;
  • Sauna;
  • Outbuildings;
  • Komercēkas;

Mobile modular buildings

  • Our modular buildings are constructed in such a way that they can be transported and lifted with a crane with a partial or full finish.
  • The modules can be connected to countless units.
    If necessary, they can be disconnected and moved to another location;

Ecologically Clean And Energy Efficient Building From Renewable Natural Resources

  • Wood possesses high resistance that allows using it for high load-, height- and pressure-bearing constructions.
  • By limiting and stabilizing humidity of wood we can increase its durability. If the wood is dried to the right humidity volume, it can be preserved for very long time, even for several centuries.
  • Considering that the average temperature during summer is 10oC and the relative humidity is about 80 % in our climatic zone, the wood is able to dry out to 18-22 %, when the humidity is about 20 %, the key enemy of the wood – rot fungus perishes. This humidity level shows that nature self ensures protection of the wood in this way.
  • Our manufacturers timber products that conform to C16 and C24 resistance standards, these are factory dries timber products (humidity content 16 % +- 2 %), that are calibrated (planed to exact size) and then sorted by resistance level and affixed with the CE label according to the requirements of the European Union.
  • Depending on the need and the intended site of use, timber are treated or impregnated with different wood preservatives to significantly extend their life.
  • The advantage of building constructions from timber is their lightness, energy efficiency and longevity;

Modular house production process

  • The load-bearing structures of modular houses are a wooden frame, which is insulated, utilities are installed, and full or partial internal and external finishing of modules is performed, roofing is laid.

ENERGY EFFICIENT MODULAR HOUSES

Basic principles of construction of energy efficient building structures

  • As regards wooden frame constructions, mineral wool or stone-wool insulation is applied in multiple layers, thus covering the insulation joints and wooden constructions (columns, rafters and beams) to achieve excellent thermal insulation of the building and improve the fire safety of wooden constructions.
  • Flexible stone or mineral wool boards are used to insulate vertical structures, which does not settle over time.

  • Internal thermal insulation consists of active vapour barrier – diffusion membrane to protect the building envelopes and the insulation from the humidity – vapour that occur inside the home.
  • Construction of the membrane allows water vapour to migrate freely outwards, at the same time preventing moisture from diffusing into the thermal insulation, thus maintaining efficient microclimate of the thermal insulation and construction.
  • Even very small holes have a severely limiting effect on the thermal performance, and therefore, insulation must be secured to the construction elements and joints must be sealed with waterproof and anti-drying tape.

  • External thermal insulation of the building consists of wind barrier – diffusion membrane that serves as a waterproofing material to protect the thermal insulation and wooden construction from the impact of water as well as it serves as a wind insulation to prevent energy loss caused by wind.

Protection against rodents and insects

  • As we use ecologically clean materials in the thermal insulation and constructions of our built modules, various rodents, such as mice and rats, often want to live in them;
  • In the floor construction of our houses from the outside, if the underground of the house is ventilated, and in the ventilation openings of the facade, a steel mesh is incorporated, which ensures protection of the building structures against rodents.

ENGINEERING COMMUNICATIONS

  • Ventilation:
    Modular houses can be equipped with a mechanical centralized or decentralized ventilation system with heat recovery.
  • Electrical installation:
    Electrical wires, cables, are installed in structures. Switches, safety switches, sockets and luminaires are installed according to the plan;
  • Internal water supply and sewerage system:
    Sewerage and water supply system with plumbing connections are built into the building constructions. A water supply connection and a sewer outlet are built into the floor structure;

Modular houses can be equipped with various heating systems:

  • Water heated steel radiators;
  • Water or electrically heated floors;
  • With electric radiators;

Various boilers can be connected to the heating system:

  • different types of heat pumps – air-to-air, air-to-water, geothermal (heat is extracted from the ground);
  • various types of fossil fuels – natural gas, liquefied gas, etc .;
  • wood and pellet boilers, stoves and fireplaces;

Foundation

  • Modular houses are placed on the foundations of concrete columns or steel screw piles.
  • The required load-bearing capacity of the foundations is calculated taking into account the weight of the module and the load-bearing capacity of the ground of the respective building plot.

Construction of foundations:

  • Concrete columns foundations.

  • The advantage of steel screw pile foundations is that they can be built in the winter, in soils with low load-bearing capacity and in a relatively fast period of time;
